The Scottish Energy Performance Certificate (EPC) Register is a central online database that stores all EPCs for existing homes and buildings in Scotland. Operated by the Energy Saving Trust on behalf of the Scottish Government, this register ensures that energy performance information is accessible to property owners, potential buyers, tenants, and other stakeholders.

What Is an EPC?

An EPC provides an assessment of a property’s energy efficiency, offering insights into how much energy the building uses and what its typical energy costs are. The certificate includes:

  • Energy Efficiency Rating: A grade from A (most efficient) to G (least efficient).
  • Environmental Impact Rating: Indicates the property’s carbon dioxide emissions.
  • Recommendations for Improvement: Suggestions to enhance energy efficiency and reduce emissions.

Accessing the EPC Register

To view an EPC, you can search the register using:

  • Report Reference Number (RRN): A 20-digit number found on the top right corner of the EPC document, formatted as 1111-2222-3333-4444-5555.
  • Postcode: If the RRN is unavailable, searching by postcode is an alternative method.

Who Needs an EPC?

An EPC is valid for 10 years. However, if significant improvements are made to a property that affect its energy performance, it is advisable to obtain a new EPC to reflect these changes.

Legal Requirements

Under the Energy Performance of Buildings (Scotland) Regulations, it is mandatory to provide an EPC when selling or renting out a property. Failure to do so can result in penalties.
